After all, no two communities face identical challenges. Elite has the ability to manage all matters for your association or just the areas where your board is in need of assistance. Below is an outline of our core services, which may be customized to meet every need of your association:

1. Financial
	•	Management of the assessment collection process
	•	Provide assistance and recommendations for developing the annual budget
	•	Preparation of regularly scheduled financial statements and reports
	•	Maintenance of all fiscal records in accordance with recognized and acceptable procedures
	•	Provide a quarterly report showing income and expenditures relative to the budget

2. Administrative
	•	Maintenance of community association records
	•	Preparation of materials for all association meetings
	•	Organize and participate in association meetings
	•	Manage the association’s contractor relationships
	•	Provide guidance and advice to the association on policy issues
	•	Secure appropriate insurance for the premises and the board
	•	Secure and coordinate legal council as needed
	•	Provide occupancy reports (upon request)
	•	Communicate with residents via newsletter or emails (upon request)
	•	Handle delinquency and rule violation notices

3. Maintenance
	•	Initiate, receive, and evaluate competitive proposals for maintenance
	•	Provide recommendations for services
	•	Provide on-site inspections of the property
	•	Arrange for maintenance, repairs, and replacement
	•	Provide 24 hour emergency response
	•	Receive and investigate service requests from homeowners for the common areas
	•	Follow up on contractor’s jobs to evaluate completeness and quality of work
Elite is not limited to the services above, and, upon request, will complete other special tasks as needed to efficiently manage your community.
